I don’t post to my blog as often as I should, but I want to take this opportunity to wish all of my clients, past, present and future, Happy and Safe Holidays! So many people here on the Cape! Nice to see some activity again
It’s been a long winter and I’m happy to be actively working with buyers and bringing people in to see my sellers homes. As I run into folks I haven’t seen in a few months, everyone asks the same questions.. “How’s the Market?” “Is anything selling?” The answers are not simple. But yes some properties are selling and when a listing comes on that’s priced to sell, it does exactly that. Not to sound like a broken record, but seriously.. if you’re a qualified buyer, the conditions have never been more perfect to find the house you’ve been hoping for. Rates dipped below 5% again this week and I think I’m going to start publishing a daily list of price reductions. So many people who’ve had their homes priced optimistically but ever so slightly higher (or more) than they should be are becoming realistic. Mostly out of necessity. It’s a tough pill to swallow, but if your property does not have a compelling price tag there will be very little motivation to for the bargain hunters (and that’s what they are..all of them.) to come and look. There is an upside to all of this and all of you buyers out there should sit up and take notice. Opportunity is knocking!
In my next blog, which I resolve to write soon (I’m actually finding this sort of therapeutic.. don’t worry, I promise to stick to business) I’ll share some compelling facts for both buyers and sellers that I hope will provide further insight and to help answer those questions.. Is anything selling? and How’s the real estate market on Cape Cod?

Okay, so it a little out of the box so to speak, but it would be fun. Picture ringing in the new year in your new Cape house! There are so many great values out there right now, and many sellers are anxious and motivated not to wait it out ’till spring. Close early in the year and still have time to get summer rentals in place or make improvements or renovations. Then sit back and enjoy for the summer! We couldn’t have asked for nicer summer, and with any luck fall will be just as nice, if not nicer for those of us who prefer the Cape a little less crowded. The real estate market here on the lower Cape has been very active with properties priced competitively and interest rates amazingly low. If you didn’t have time to take advantage of the current conditions this summer, NOW is the time.. Give me a call! ~Jorie
Wow. Once again the summer seems to have flown by! We’ve had fantastic weather with hardly a rainy day. The Cape Cod real estate market has really heated up in the last several weeks with buyers looking to take advantage of the lower prices and even lower interest rates. There is definitely a mood of caution as most buyers are diligently searching for the best price and real value. The deals are out there, and anyone who is capable of taking advantage of the current market should do so. The Cape may never see these prices or interest rates again! Call me.
What a fantastic spring on Cape Cod! It’s been a long time since we’ve had such great weather all spring, or for that matter a spring at all! It seems to have melded right into summer and you’ll get no complaints here. I will say that this year is not only a better year weather-wise, but the spring/summer real estate market has come a long way last year as well. One might comment that it couldn’t have gotten much worse, but in fact in some parts of the country it could, and it has gotten worse. Here on the Cape we’ve been fortunate enough to hold on to our property values, with average selling prices in Eastham, for example, only off from the peak by approx. 12%. With interest rates solidly in the 4′s we should see more people taking advantage of reasonable prices in an area where people will always want to be. All in all, the Cape is a good investment. So while you’re on the Cape enjoying the great beaches and great weather why not take advantage of the favorable conditions in the real estate market. Just give me a call!

Wow, it’s well into January and I’m realizing it’s been quite a while since I’ve added anything to the Oceanside Blog. That said, I’d like to wish everyone a happy, healthy and prosperous New Year!
I am happy to say that I’ve seen an marked increase in activity this January over January last year. The phones are ringing and it seems like people are coming out of hiding to take advantage of some favorable market conditions here on Cape Cod. All indicators point toward the beginnings of a recovery in the local real estate market on the Lower Cape. Everyone seems to agree that there may never be a better time to invest in a home here on the Cape. Interest rates remain low and there’s plenty of inventory to chose from. There are many deals to be had and buyers are beginning to take notice. The first time home buyer tax credit remains in effect until April 30th and provides real incentive for those who’ve never owned a home and a chance to own in an area that for many has been out of reach. This is one of those weekends that those of us locals on the Lower Cape look forward to all year long.. Wellfleet Oysterfest! It’s a great weekend of fun, music, art, oysters, oyster stew, and more oysters… It seems like the whole town of Wellfleet comes alive for these 2 and a half days of celebrating life here. I managed to leave myslef enough free time this year, to get out and enjoy the festivities, I only hope at this point the weather doesn’t interfere too much.. But hey.. we live here on the Cape, year-round, we should used to a little foul weather by now. So that said I look forward to seeing all my friends, realtives, buyers and sellers this weekend enjoying all the activity. If you absolutely must buy a home here this weekend, I’m sure I can find some time to help with that as well.. Just let me know. Enjoy!
